How much should a boiler repair cost?

Most boiler repairs in the UK cost between £150 and £500, with the average coming in at around £300 including parts and labour. Simple fixes like a thermostat replacement or pressure valve adjustment typically fall in the £100 to £250 range, while more involved jobs like a fan replacement (£225 to £375) or PCB board swap (£250 to £500) cost more

What are the most common boiler problems?

The most common boiler problems in UK homes are low boiler pressure, no heating or hot water, leaking, strange noises (kettling or gurgling), and a frozen condensate pipe. Low pressure is often the simplest to fix: if your gauge reads below 1 bar, you can usually repressurise the system yourself using the filling loop. No heating or hot water can be caused by a faulty thermostat, broken diverter valve, or a failed motorised valve. 

What are signs a boiler needs repair?

Watch out for unusual noises like banging, whistling, or gurgling suggest air in the system, a failing pump, or limescale build-up. Inconsistent heating or hot water, where radiators heat unevenly or your water temperature fluctuates, often points to a faulty diverter valve or thermostat issue. A yellow or orange pilot light (instead of a crisp blue flame) can indicate incomplete combustion, which is a potential carbon monoxide risk and needs immediate attention. Frequent pressure drops below 1 bar, even after repressurising, usually mean there’s a leak somewhere in the system. Rising energy bills without a change in usage often signal that your boiler is losing efficiency and working harder than it should be. Other red flags include a persistent error code on your boiler’s display panel, visible leaks or dripping from the boiler casing, and a smell of gas or rotten eggs near the unit. If you notice a gas smell, turn off the boiler immediately, open windows, and call the Gas Emergency line on 0800 111 999. For all other signs, book a Gas Safe registered engineer to diagnose the issue before it gets worse.

Should a 20 year old boiler be replaced?

Yes. A boiler’s expected lifespan is 10 to 15 years, so at 20 years old it’s well beyond its designed service life. The biggest issue is efficiency: older non-condensing boilers typically operate at around 60 to 75% efficiency, meaning up to 40p of every £1 you spend on heating is wasted.
