Victorian terraces are some of Edinburgh’s best-looking homes. They are also easy to underestimate when planning a boiler replacement.
A terrace in Marchmont, Morningside, Trinity, Portobello or Stockbridge may have tall ceilings, solid stone walls, long pipe runs and several generations of heating work hidden behind floors and cupboards. Some still have a heat-only boiler, hot-water cylinder and cold-water tank in the loft. Others already have a combi, but it may have been fitted around an older system rather than designed properly for the house.
None of that makes a combi boiler installation impossible.
It means the property needs to be surveyed before anyone promises a boiler size, timescale or final price
Start With the System You Are Replacing
Most Edinburgh Victorian terraces begin in one of two positions.
The first is an older regular or heat-only system, normally with a boiler, hot-water cylinder and one or more loft tanks. The arrangement may have been altered over the years, so what looks simple in the kitchen can be very different once the airing cupboard and loft are inspected.
The second is an existing combi. That is normally the easier starting point, particularly when the new appliance can remain in the same position and the gas supply, flue and condensate connection are suitable.
A like-for-like replacement may be completed comparatively quickly. Converting a tank-and-cylinder system is a larger job because redundant equipment must be removed, the heating circuit adapted to sealed operation and the hot-water outlets supplied directly by the new boiler.
Combi boilers heat water as it is needed and do not use a separate cylinder. That saves space, but performance depends heavily on the incoming mains supply and the boiler’s hot-water output.
A Combi Conversion Is More Than Removing a Tank
Taking the cylinder out of the airing cupboard is only one part of the job.
The installer may need to:
- Remove the old cylinder and redundant loft tanks
- Cap or remove unused pipework
- Adapt the heating circuit for sealed operation
- Connect hot-water outlets to the combi supply
- Check that existing pipework suits the new arrangement
- Install controls and system protection
- Clean, fill, test and commission the system
The exact work depends on previous alterations. In some terraces, the tank and cylinder come out cleanly. In others, old pipework is connected to attic bathrooms, extensions or later utility spaces.
Removing the cylinder can return useful storage, while taking an unnecessary tank out of the loft can simplify future maintenance.
The Gas Supply Needs to Be Checked, Not Guessed
Older Edinburgh homes may have a gas pipe route designed for a smaller appliance. A modern combi can have a significant hot-water input, so the engineer must confirm that the supply can deliver the required gas rate.
You may hear that every combi needs a 22mm gas pipe. That is too simple.
Pipe sizing depends on boiler input, total length, bends, meter arrangement and other gas appliances. A section of 15mm pipe is not automatically wrong, and 22mm is not automatically sufficient. The installer has to calculate and test the supply.
This is why a quotation based only on photographs can miss an important part of the job. The pipe route should be checked during the survey, with any likely upgrade included in the written scope rather than discovered after the old boiler has been removed.
Mains-Water Flow Matters as Much as Boiler Output
A combi cannot create water flow that the incoming main does not provide.
The installer should test dynamic flow and pressure while other outlets are being used. Worcester Bosch advises checking that the incoming main can provide enough water to the boiler while toilets, taps or appliances are also drawing cold water.
This matters in larger terraces where the boiler may serve bathrooms on two upper floors. A powerful boiler can heat more water per minute, but only when the incoming supply can deliver it.
A combi may suit a one-bathroom terrace with a healthy main. It may be less suitable for a household regularly using two showers at once. Vaillant notes that homes with multiple bathrooms can be better served by a system boiler and stored hot water where simultaneous demand is high.
The right question is not only, “How many bedrooms are there?”
It is, “How much hot water will this household use at the same time?”
Flue Routing Can Decide Where the Boiler Goes
Solid stone walls and closely spaced windows make flue planning particularly important.
The flue must carry combustion products safely outside and be positioned according to the appliance instructions and Scottish building standards. Current Scottish guidance requires combustion products to be discharged safely without harmful leakage, spillage or re-entry into the building.
The installer must consider:
- Wall thickness and construction
- Windows, doors and ventilation openings
- Boundaries and neighbouring property
- Horizontal or vertical route options
- Access for fitting and servicing
- Appearance on a sensitive elevation
- Maximum permitted flue length
The obvious kitchen wall is not always suitable. A window may be too close, a rear extension may block the route, or the terminal may affect a neighbouring opening.
A proper survey identifies those constraints before the boiler position is agreed.
Condensate Drainage Needs a Route Too
Modern gas boilers produce condensate that must be discharged through a suitable drainage arrangement.
A newer home may already have a convenient internal waste connection. In a Victorian terrace, the nearest suitable drain may be farther away, behind fitted units or on another wall. External pipework can also be more exposed to cold weather.
The route should be planned, correctly sized and protected where necessary. Condensate drainage should not be treated as a small detail to solve halfway through the installation.
What a Proper Victorian Terrace Survey Should Cover
A useful survey should answer the questions affecting suitability, price and timescale.
The engineer should inspect:
- Existing boiler and system type
- Gas-meter position and pipe route
- Incoming mains-water flow and pressure
- Number of bathrooms and expected simultaneous use
- Boiler-location, flue and condensate options
- Loft-tank and cylinder access
- Radiator condition and system cleanliness
- Controls, wiring and signs of previous poor alterations
- Whether the property is listed or in a conservation area
- Access and protection of floors and finishes
The quotation should then separate the core installation from optional or condition-dependent work.

I’ve seen quotes given over the phone for a combi conversion that didn’t account for the gas pipe being too small for the proposed boiler, or a flue route that simply doesn’t work because of how close the windows are on a Victorian frontage. It’s not that these jobs are impossible. They just need someone who has stood in the loft and checked the pipework before pricing it, not after.”
Older Radiators Do Not Automatically Need Replacing
Victorian terraces may have original cast-iron radiators, older column radiators or a mixture of old and modern emitters.
They can often remain if they are sound and provide suitable heat output. Age alone is not a reason to remove them.
However, an older system may contain sludge, corrosion debris or previous repair products. It may also hold more water than a small modern system. The installer should consider circulation, system volume and expansion capacity when designing the sealed arrangement.
An expansion vessel controls pressure changes as water heats and cools, and a large system may require extra capacity beyond the boiler’s internal vessel.
The cleaning method should match the system’s condition, particularly where fragile old radiators or pipework are involved. “Power flush included” is not automatically a sign of a better quotation.
The engineer should first establish whether the system needs a chemical clean, targeted flushing, a full power flush or further investigation.
Listed Buildings and Conservation Areas Need an Early Check
A Victorian property is not automatically listed, and being in a conservation area does not mean every internal boiler replacement requires permission.
The issue is more likely to be an external alteration such as a new flue terminal, especially on a principal or highly visible elevation.
Edinburgh Council advises owners to check whether a building is listed before work and notes that listed building consent may be required for alterations affecting its character. A building warrant or planning permission may also be relevant depending on the work.
Check the property’s designation early and ask the council when the proposed flue could affect the exterior. Do not assume that “it is only a boiler flue” settles the question.
A rear or less visible route may be preferable, but it must still work technically and comply with the manufacturer’s requirements.
Shared Buildings and Common Areas
Some properties that look like individual terraces form part of a divided or tenement-style building. The roof, external walls, common stair or other areas may be subject to shared ownership or title conditions.
Most boiler installations will not create a major shared-property issue. However, it is worth checking before proposing a flue through a common wall, roof or shared access area.
The installer should identify whether the proposed route crosses or affects anything outside the homeowner’s sole responsibility. The owner can then check the title documents, factor arrangements or neighbour permissions where necessary.
It is much easier to resolve that question during the survey than after materials have been ordered.
How Long Should the Installation Take?
A straightforward existing-combi replacement may take around one to two days when the appliance remains in place and no major alterations are needed.
A full conversion from a heat-only or gravity-fed arrangement commonly takes longer because the tank and cylinder must be removed, pipework changed and the whole system tested.
Access, flue complexity, gas-pipe work and heating-system condition can all extend the job.
The installer should explain the likely programme after the survey and tell you when heating and hot water will be unavailable.
Be cautious of anyone promising every Victorian terrace conversion in a single day before inspecting the property.
A fast installation is useful. A rushed installation is not.
What Should Be Included in the Quotation?
A useful quotation should make like-for-like comparison possible.
Look for:
- Exact boiler make and model
- Controls and thermostat
- Flue and condensate components
- Gas-pipe alterations
- Filter, inhibitor and cleaning method
- Tank and cylinder removal where applicable
- Disposal of redundant equipment
- Electrical or building work included
- Commissioning and registration
- Manufacturer guarantee and workmanship cover
- Total price and VAT position
- Process for approving unforeseen work
The quotation should also state what is not included.
For example, making good around a new flue opening, repairing decoration, replacing damaged flooring or carrying out unrelated plumbing work may sit outside the boiler installation unless specifically listed.
The cheapest first figure is not always the cheapest completed installation. A detailed scope reduces arguments over what was assumed.
What to Expect During the Work
Before starting, the installer should confirm the agreed boiler position, floor-protection arrangements and any areas that need access.
The heating and hot-water system will then be isolated and drained. If the job is a conversion, the old cylinder and tanks can be disconnected and removed before the pipework is adapted.
Once the new boiler, flue, condensate connection and controls are installed, the system should be cleaned, filled and tested. The engineer will then commission the boiler and check that it operates correctly.
You should receive an explanation of the controls, recommended operating pressure and what to do if the boiler displays a fault.
The relevant commissioning paperwork, registration information and guarantee details should also be provided.
Frequently Asked Questions
Will a combi improve my water pressure?
It may improve hot-water delivery compared with a weak gravity-fed arrangement, but only if the incoming main provides suitable flow and pressure.
A combi uses the mains supply directly. It cannot compensate for an inadequate incoming main, so the survey should test the supply rather than assume it is suitable.
Is a combi right for every Victorian terrace?
No.
A combi can be an excellent option where space matters and simultaneous hot-water demand is moderate. A larger household with multiple bathrooms may be better served by a system boiler and hot-water cylinder.
Can I keep my cast-iron radiators?
Often, yes.
